Hubbell Realty Company Brings Conservation Development Communities to Iowa
WEST DES MOINES, Iowa (January 21, 2005) – Imagine a housing development in the Des Moines suburbs with 5% open public space located in some remote corner of the development, the typical amount found across the metro. Now imagine that same suburb with seven times the open public space, spread consistently throughout the development. Hubbell Realty Company announced today conceptual plans for three new Conservation Development Communities in the Des Moines Metro area that will feature large spans of restored prairie, playfields, and trail systems, all designed around the natural terrain. Proposed communities are Glynn Village in Waukee, Danamere Farms in Carlisle and Meadowlark South in Grimes.
Hubbell Realty Company is first to introduce the Conservation Community design concept in central Iowa. These unique Conservation Communities will be designed to incorporate restored native prairie communities and natural storm water management systems. Approximately 25-45% of each development is proposed to remain unhindered and consist of open prairie as public space. In addition, areas disturbed during construction will be landscaped and restored back to native plant communities. These native grasses and wild flowers enhance natural infiltration of runoff created by the impervious surfaces throughout the site. Other on-site runoff reduction measures will include grassy swales, playfields and narrower streets.
By designing new communities with land conservation as the number one priority, homebuyers receive unprecedented lifestyle advantages that feature open public parklands, walking/biking trails, play areas and contiguous habitat for birds, butterflies and other wildlife.
“Introducing three new conservation communities at once is risky for a developer,” says Hubbell Realty’s President and CEO, Rick Tollakson. “Especially when leaving so much of the land undeveloped. But the research shows there is a need to do this–not only for consumers, but also for the environment. Hubbell Realty Company is willing to take this risk in order to make the Des Moines Metro a better place to live.”
Grading of all three sites is anticipated to begin in April, with home construction to begin in August of 2005. Home prices are anticipated in the $190,000 range while townhomes are anticipated to begin at $140,000.
